IBI Group Gruzen Samton was responsible for providing the schematic design, design development, and construction documents for Horizon House, a luxury co-op comprised of four midrises and two towers sited across 30 acres of land just one mile south of the George Washington Bridge in Fort Lee, New Jersey. Taking advantage of the spectacular Manhattan and New Jersey countryside views from the Palisades along the Hudson River, these four 14-story luxury apartment towers have split-level plans and continuous balconies. Eighty percent of the apartments have river views from the cliffside vantage point. The building’s design retained the wooded and rock character of the cliffs surrounding the site’s location. The reinforced concrete slab and bearing wall structures fit well within the context of their eroded cliffside site. IBI Group Gruzen Samton also implemented an economical skip-stop corridor system which permits unusual apartment plans and improves acoustic privacy.
